Our commercial construction process

Commercial builds involve more moving parts than residential projects — more subcontractors, stricter inspection schedules, and more complex permitting. Our process is designed to keep all of that organized and transparent so there are no surprises.

Before we break ground, we work through a detailed pre-construction phase that sets the foundation for the entire project. This includes reviewing architectural plans for constructability, developing realistic cost estimates, creating a master schedule with key milestones, identifying long-lead materials that need to be ordered early, and pulling all required permits. We also establish a communication plan so that the owner, architect, engineers, and subcontractors are aligned on scope, timeline, and budget from day one.

Commercial site work is typically more involved than residential. We manage grading and earthwork, stormwater systems, utility connections, parking lot preparation, and foundation work — whether that means slab-on-grade, pier and beam, or deep foundations depending on the soil conditions and building loads. We coordinate geotechnical reports and structural engineering so the foundation is designed for the actual conditions on your site, not assumptions.

Once the foundation is in place, we move into the structural phase — steel erection, concrete framing, or wood framing depending on the building design and use. From there, we close in the building envelope: roofing, exterior walls, windows, and weatherproofing. Getting the envelope tight and properly detailed is critical on commercial buildings because moisture intrusion and air leaks lead to expensive problems down the road. We don't cut corners on flashing, vapor barriers, or insulation details.

Commercial HVAC, electrical, and plumbing systems are significantly more complex than what goes into a house. We coordinate all MEP trades to make sure ductwork, conduit, piping, and fire suppression systems are routed efficiently without conflicts. Proper coordination at the rough-in stage prevents costly rework later. We also manage the specialized inspections required for commercial mechanical and electrical systems, including fire marshal reviews and energy code compliance verification.

The interior finish phase is where the building starts to take shape for the people who will actually use it. This includes drywall, flooring, ceiling systems, painting, cabinetry, and all the finish details that define the look and functionality of the space. For multi-tenant buildings, we manage individual tenant buildouts with separate finish schedules and specifications while keeping the overall project timeline on track. We also handle ADA compliance, signage, and any specialized requirements like commercial kitchen ventilation or server room cooling.

A lot of commercial general contractors operate as brokers — they bid the job, hire subcontractors, and manage paperwork from an office. We take a more hands-on approach. Our project superintendent is on-site daily, not just checking in once a week. That means problems get caught early, quality stays consistent, and the schedule doesn't drift because someone wasn't paying attention.
